Introduction to SPRINGBOARD®

The real estate industry is transitioning to the digital age since most home buyers research their future home online. Visual communication is key to excite potential buyers, build trust, avoid misunderstandings, and sell something that does not yet exist. A compelling visual presentation converts into more engagement and ultimately attracts more customers.

This company is a 3D studio that has developed an efficient service (SaaS) that delivers large volumes of visual material without compromising on price efficiency.

Basis of ideas / Uniqueness - ‘The company’ vision relies on buyers’ need to see and understand a potential property/product before making a purchase. In the real estate industry, sales often need to be generated online before the actual construction process starts. For this purpose, architectural visualizations have been around for decades, with 3D studios using workflows based on ‘offline renderers’ to solve this problem. However, these services are too time-consuming and inflexible, due to limitations that come with these traditional workflows. Therefore, developers are limited to using 3-10 images to visually describe a project without being able to efficiently manage design process changes. Recent developments in 3D graphics driven by the success of video games allow for an important change, since these technologies are now equal in visual fidelity with the ‘offline renderers’ used in traditional workflows. The uniqueness of our workflow is generated by the intelligent use of real-time graphics to create comprehensive yet affordable sets of visual experiences for future home buyers.

Product/service - In a world where homebuyers do their research online, it can be quite challenging to comprehend the spatial dimension of a real estate project based on architectural drawings/ a couple of images. A comprehensive visual package is very useful for potential clients to understand the spatial dimensions of a future project. Such a presentation is imperative to stand out from the crowd and accelerate sales as a real estate developer.

Model - The different types of cases are as follows:

1. Newly built residential complex - Visual presentation

o Our service results in a vast visualization package, including 50+images, exterior and interior 360 web tours, and cinematic videos to be used on property websites and social media channels

o The price for the whole package is equal to the cost of 10-20 images created using traditional workflows

2. House/Product Configurator

o Using a multitude of images/360 captures we create web applications that allow users to configure different aspects of a house/product – similarly to how cars are sold online

o The price depends on the complexity and on the number of iterations to be configured, but due to the speed of real-time renderers it remains very competitive

Customers – The ideal target customers are real estate developers within the residential sector, both for newly built apartment complexes and for single family type houses. However, the company has experience working architectural studios as well as with real estate industrial projects such as logistics or retail parks.

Competitors – There are two types of competitors: direct and indirect.

The direct competitors are 3D studios using traditional workflows to achieve a couple of photorealistic images. These competitors can match the needed visual fidelity, but the process is very inflexible, and the cost per image is very high.

The indirect competition comprises on XR Studios that focus on real-time renderers to provide different types of applications. These competitors can match our workflow speed but are unlikely to match the standard of visual fidelity used in the real estate industry.

Goals/Ambition – The goal is to have a yearly revenue of 2 mil DKK.
